Which Dholera projects are actually registered with the government

Why this list exists

Search for the best builders in Dholera and almost every page you find was written by a builder who put themselves at the top. This site is the alternative. It starts from one government source, applies one published scoring rule to every project equally, and shows you the record behind each row so you never have to take our word for anything.

What the score cannot do matters just as much. It is a measure of paperwork: whether a project is registered, whether it files its reports, whether the date it promised has passed. It is not a measure of build quality, of whether the plot is a good buy, or of whether you will be happy in five years. If you are close to spending money on the strength of a rank, read what a high score here does not mean before you do.

• GujRERA. The Gujarat Real Estate Regulatory Authority. It is the state government body that a builder has to register a housing or plotting project with before advertising or selling any part of it. Registration is a legal requirement, not a quality award.
• Promoter. The legal name of the company or person who registered the project. GujRERA uses the word promoter where most people would say builder or developer, and this site keeps the government's word so the two lists match.
• Register Standing Score. A mark out of 100 that this site works out for every project from five things the government already publishes: whether the record names Dholera, how many quarterly reports were filed, whether the completion date declared at registration has passed, how many complaint entries are on the public ledger, and how many other projects the promoter has registered. It measures paperwork. It says nothing about build quality or about price.

The ten highest scoring projects

These are the ten projects with the best paperwork on the government record today. Where two projects score the same, the one registered earlier is placed first. The middle column is the registration number: click it and the government page for that project opens, which is how you confirm the row is real. All 33 entries are on the full register, and the way the score is worked out is set out in full on the method page.

How many projects registered each year

Registration started slowly and has stayed small. The chart counts the Dholera registrations GujRERA approved in each calendar year, which is a useful reality check against the impression a marketing page gives you of a market moving at speed.

The 2026 bar counts approvals up to 1 April 2026 only, because that is the most recent Dholera approval on the register at this edition. It is a part year and should not be compared with the full years beside it.

Nine ways to sort the same 33 projects

The same 33 projects can be put in different orders, and which order helps depends on what you are trying to find out. Each link below re-sorts the list on one column the government actually publishes. There is no view for a column the record does not hold, because building one would mean inventing the numbers.

• Who has registered the most projects

  Counts how many projects each builder has registered. It rewards volume and says nothing about how long they have been around.

• Who has been registered the longest

  Measures time on the register, so one old registration ranks above four new ones.

• Who has the most land registered

  Adds up the square metres, so one large scheme outweighs several small ones.

• The largest single projects

  Ranks the project itself rather than the builder, using the same declared square metres.

• The most recent registrations

  Sorts on the approval date alone, which is the one column with no judgement in it at all.

• What kind of project each one is

  Groups by declared type instead of ranking, because a type is not an amount and cannot be put in order.

• Who keeps their paperwork up to date

  Isolates the single heaviest item in the score and shows it on its own.

• The completion dates that were promised

  Sorts a date the builder declared, which is a claim on the record and not an outcome.

• Complaints filed on the public ledger

  Lists complaints that were filed, not complaints that were upheld, and covers only the projects that carry one.

How to check any row yourself

The point of this site is that you do not have to trust it. Three steps confirm any row in about a minute.

• Find the registration number in the row. It is printed exactly as GujRERA issued it, with nothing shortened or removed.
• Click it. That project opens on the government portal in a new tab. Use a fresh tab rather than an old GujRERA one, because the portal reads the project number once when it loads, so a tab you already had open will keep showing the previous project.
• Compare the figures. If the government page says something different from this page, the government page is right and we are wrong. Write to corrections@dholera-realestate.com and the correction goes up on the changes page with the date it was made.
