Nine ways to sort the same 33 projects
Which builder comes top depends entirely on what you decide to count. Count projects and one name wins. Count land and a different one does. Rather than pick a single order and call it the truth, this site publishes nine, and tells you what each one measures and what it ignores.
All nine cover the same 33 registered Dholera projects and the 22 builders who hold them, verified 4 August 2026. Each sorts one column the government record actually carries. Where there is no column, there is no view, which is why you will find no ranking by price, by quality or by delivery anywhere here.
The nine views
- Who has registered the most projects
Sorts on count of records grouped on promoter_name. Counts how many projects each builder has registered. It rewards volume and says nothing about how long they have been around.
- Who has been registered the longest
Sorts on registration_date, earliest per promoter. Measures time on the register, so one old registration ranks above four new ones.
- Who has the most land registered
Sorts on land_area_under_registration, summed per promoter. Adds up the square metres, so one large scheme outweighs several small ones.
- The largest single projects
Sorts on land_area_under_registration. Ranks the project itself rather than the builder, using the same declared square metres.
- The most recent registrations
Sorts on registration_date. Sorts on the approval date alone, which is the one column with no judgement in it at all.
- What kind of project each one is
Sorts on project_type. Groups by declared type instead of ranking, because a type is not an amount and cannot be put in order.
- Who keeps their paperwork up to date
Sorts on qpr_filings. Isolates the single heaviest item in the score and shows it on its own.
- The completion dates that were promised
Sorts on declared_completion_date. Sorts a date the builder declared, which is a claim on the record and not an outcome.
- Complaints filed on the public ledger
Sorts on complaints. Lists complaints that were filed, not complaints that were upheld, and covers only the projects that carry one.
Four rankings we refused to build
A ranking is only honest if it re-sorts data that exists. These four were considered and dropped, and it is worth knowing why, because you will find all four on other Dholera sites.
- Ranking by price or rate per square metre. The government publishes no price on the public project record, so any such list would have to be made up.
- Ranking by construction progress. The portal does show progress percentages block by block, but they are not in this edition of the data, so nothing here is scored on them.
- Ranking by delivery or handover. There is no feed of completion certificates behind this site, so we cannot tell you who has actually handed over.
- Ranking by reputation, trust or quality. These are not public facts. This site refuses them on principle, not for want of data.
If a column is added to the data later, the view gets built and the addition is written up on the changes page.
It is one list underneath
All nine views are the same 33 project records held at the register. Nothing is ranked here that is not registered there, and every row on every view links back to the register and out to the government record itself.
