Did Dholera registrations speed up or slow down
Dholera has been talked about as a market on the edge of taking off for most of a decade. The registration record answers a narrower question with a real date attached: in which years did builders actually register projects there? The answer is that 23 of the 33 registrations, and 303,679.19 of the 391,712.45 square metres, landed in the first three years and the pace has been slower since.
Every row below counts GujRERA approval dates, which is the date the state approved the registration. It is not a construction date and not a sales date. Read 4 August 2026.
- GujRERA. The Gujarat Real Estate Regulatory Authority. It is the state government body that a builder has to register a housing or plotting project with before advertising or selling any part of it. Registration is a legal requirement, not a quality award.
- RERA registration number. The long code GujRERA issues to a project when it registers, for example PR/GJ/AHMEDABAD/DHOLERA/DSIRDA/PAA12719/211223/310328. It is the one thing that lets you look a project up on the government site and confirm it exists.
Registrations, land and units by year
The year 2021 carries the most registrations, at 8. Read the land column alongside the count rather than on its own, because one large plotting scheme moves it more than three small ones do. The two columns disagree in several years, and that disagreement is the interesting part.

Two of these years are part years
The first and last rows are not full twelve month periods and should not be read as though they were. The first Dholera registration on this record was approved on 2020-09-05, so 2020 covers under four months. The last row, 2026, runs only to 2026-04-01, which is the most recent Dholera approval on the register at this edition, and the register itself was read on 4 August 2026.
Comparing a part year with a full year is the easiest way to manufacture a trend that is not there, in either direction. The dates are printed on every row so you can see exactly what each one covers.
What a quiet year does and does not mean
A year with few registrations does not mean little was sold. It means few new projects were registered with the state in that year. Land changes hands in Dholera constantly without a project registration being involved at all, because a straight sale of agricultural land, or of a plot inside an already registered scheme, does not create a new registration.
Registration is triggered by a promoter offering a development for sale above the legal threshold. So this table measures the arrival of new formal schemes, which is a genuine signal about supply and a poor proxy for demand. Anyone quoting it as evidence of a boom, or of a collapse, is stretching it.
The one thing it does show cleanly is that the register is small. Thirty-three projects across almost six years is not a crowded market, and it is worth holding that number in mind next to any claim about hundreds of projects in Dholera.
